Processing and Marketing your Property
On receiving instruction to market your property for sale, Vink will visit your property to conduct a free detailed inspection and collect information which will allow us to market your property to its fullest potential. This includes interior and exterior high resolution digital images, floor plan measurements, detailed property notes as well as information about surrounding amenities. Once complied, this data will be entered into our computerised property database which in turn will be used to produce colour brochures, local and national press advertising, virtual tours, detailed floor plans as well as entry into www.vinkestaeagents.co.uk and other leading property web-portals.
Our web site is updated daily giving potential purchasers 24/7 access to your property the minute it goes to market. Visitors to the site , will see your property displayed, with interior and exterior images, floor plans, location maps, and even location aerial photographs and virtual tours where possible.
Your property will have one of our For Sale boards displayed within the boundaries so potential purchasers can contact one of our consultants at anytime 7 days a week.
Viewing of your Property
Viewings will take place at your convenience, however if we have a set of keys we can accompany a viewer when you're unable to meet us. Our consultants are available 7 days a week, including weekday evenings by appointment.
Conveyancing
All legal aspects regarding the buying and selling of a property need to be dealt with by a conveyancing solicitor. We advise that you locate a solicitor as soon as you decide to sell your property in order to help speed up the selling process. Vink would be happy to recommend you a conveyancing solicitor should this be required
When an offer is made
Once an offer is made on your property, our experienced staff will help you to negotiate the best price between you and the prospective purchaser. We are acting on your behalf so we will try to find out as much as possible about the prospective purchaser's position.
Conveyancing Begins
Once instructed, your solicitor will deal directly with the buyer's solicitor to raise and field any enquiries that may arise throughout the selling process.

Here follows a short guide as to the process of a proceeding sale, as advised by someone specialising in the area.
. Client will be required to complete the Seller's Property information Forms together with details of where their title deeds are held
. The solicitor will request title deeds from the lender (if applicable)
. On receipt, draft contractual documentation will be prepared and submitted to the purchaser's solicitor
. If the property is leasehold, enquires will have to be raised with the landlord/managing agents of the property
. When all enquiries raised by the purchaser's solicitor have been replied to, the sale contract will be sent to the client for signature and return
. When the rest of the chain is ready (if applicable), solicitors will effect an exchange of contracts and will set an agreed completion date

There is no fixed timescale for conveyancing as it is reliant on third parties providing additional information. The AVERAGE length of time is 6-12 weeks.
