Why Register?
Your details are entered into our database and you will be immediately informed via email or post should a property that matches your requirements become available. All data registered with Vink, will only be used by Vink and not given out to any third parties.
Viewing properties
At Vink, we conduct accompanied viewing's at times that suit you. Our consultants are available 7 days a week, including weekday evenings by appointment.
References
Before you can move into a property references need to be taken. These references investigate employment status, previous landlord and bank credit history. If employed, the check will be done on yourself, however if you are a student, a guarantor will be needed. Please observe that the guarantor will need to be a UK resident, if this is not possible 6 months rent must be taken up front. There is a small charge per person for the references to be taken. This is due to the fact that we use an independent company to obtain the references
Viewing Properties
At Vink, we conduct accompanied viewing's at times that suit you. Our consultants are available 7 days a week, including weekday evenings by appointment.
Rent
On the move in date, the sum of one month’s agreed rent and deposit will be made payable in the form of bankers draft or cash or by card payment. Cheque's can only be accepted if the relevant amount of time has been given to allow the cheque to clear. Rent is paid to us as the Managing Agents per calendar month in the form agreed prior to the commencement of the tenancy.
Maintenance
If we are the managing agents and you have any problems or queries regarding the rental of the property please contact us and we will deal with the matter as quickly as possible. If you are unable to contact us out of office hours and have an urgent matter then please call an emergency company to assist you. We must emphasise that at all other time you are to contact us direct. If you deal with the landlord direct, please contact their appointed contractors or the landlord himself. If you should change your place of work please contact us to inform us of the new number as it is important that we are able to contact you at all times.
Utilities
In addition to the rent you are responsible for payment of gas, electricity, telephone, water rates and council tax unless you have made alternative arrangements. It is your own responsibility to contact the companies and transfer the utilities into your own name, to avoid any confusion and to clarify the situation do this as soon as possible.
Post
Any post received for the landlord or any other person should be redirected to your landlord's address at your convenience.
Insurance
As you would expect the landlord's own contents will be insured by him and any of your contents are your responsibility.
