The following should be carefully considered prior to renting your property.
Fire Regulations
All properties must meet with the standards of the Fire and Furnishings (Fire) (Safety)
Regulations 1988.
Gas Safety Check
To comply with current legislation, all gas appliances including heating systems
must be checked by a GAS SAFETY registered engineer and a Safety Certificate must
be issued and a copy given to us.
Electricity
It is required to have all electrical appliances tested under The Portable Appliance
Test(P.A.T.)and it is advised to have the electrical supply and installation checked
prior to a tenant taking occupation.
Insurance
We can introduce you to an insurance company that specialises in various insurance
schemes for Landlords. Please contact us for further details. We are also now able
to offer to all managed properties the Rent Guarantee Scheme as part of our Management
Service. Please feel free to call us direct to discuss this service further. Please
note it is the Landlord's responsibility and not their agents to ensure that the
property is adequately insured at all times, i.e. whilst the property is empty for
any period, you should check with your insurance company as to their particular
requirements to be able to maintain full cover of both the buildings and contents.
Tenants are responsible for; Council Tax, Water Rates, Gas, Electricity, Telephone
line rental along with the apparatus and call charges. They are responsible for
insuring their contents only, not the landlords.
Inventory
We strongly recommend, in every letting case, that landlords have an inventory and
schedule of condition carried out to safeguard the contents and condition of a property.
However, if we are instructed as Managing Agents, this must be included in order
to enable us to provide our usual high standard of service.

The Law 1988 Housing Act.
This Act has proven to offer the maximum protection for Landlords. The Assured Shorthold
Tenancy has been very popular because it assures the right of possession as long
as the documents are drawn and served correctly. The minimum period of let we undertake
to draw up on your behalf is 6 months. This can be extended at 6 or 12 monthly intervals
until, you, the landlord requires possession, upon which a two month notice of intent
to apply for possession is served upon the tenant.
Furnishing Your Property
Letting has three tiers with regards to furniture. Buying extra furniture is not
necessary. You are in control of the situation. We have outlined the difference
between Fully Furnished, Unfurnished and Part Furnished as follows:
What Fully Furnished means
We recommend everything be left convenient to every day living, enabling tenants
to literally unpack their suitcases.
We must stress that all electrical goods left are the landlord's responsibility
not the tenants.
What Part Furnished means
Part furnished means exactly that. You can leave exactly what you want to leave.
We do however recommend that the basic electrical appliances be left to aid in the
upkeep of the property if the tenant needs them, i.e. Hoover, floor polisher etc.
The tenant is responsible for the upkeep of the garden, the availability of tools
would aid in helping to maintain its standard.
What Unfurnished means
An Unfurnished property has no furniture whatsoever. Fitted units and wardrobes
are not classed as furniture.
All tenants have their own individual needs and before a let starts to be processed
we would advise the landlord of the requirements and take their instructions.
All the carpets and curtains are to be left in all three cases.
Most tenants require kitchen appliances and this should be taken into consideration
when deciding what to leave.
Preparation of the Property
The property should be in good decorative order, clean and tidy internally and externally.
Electrical and gas appliances should be checked and serviced before the tenant occupies
the property.
All operating manuals, instruction booklets, maintenance contracts and guarantees
should be left with the agent so that copies can be passed to the tenant.
The initial standard of the property will be reflected on file and this standard
would be expected to be maintained by the tenant.
If we are Sole managing agents and written instructions are received from the landlord
we will maintain our inspections of the property if empty. A small surcharge would
be incurred should the property be vacant for a period of more than one calendar
month. Failing this our managerial responsibility ends until another tenant is found.

Let Only Service
Our Let Only Service is aimed at the 'hands-on' landlord who only requires Vink
to find and vet suitable tenants. This service includes;
. Advise rent achievable
. Promote the property and find a suitable Tenant
. Take references for the intending Tenant or their Guarantor investigating employment
status, previous landlord and bank credit history
. Show the Landlord the references for their approval and confirmation that the
Tenancy can proceed
. Prepare a Tenancy agreement and Legal Notices in accordance with the relevant
Housing Acts and Legislation
. Organise or advise preparation of property inventory
. Obtain cleared funds for the first months rent and a Tenancy bond, before or on
the day the Tenant moves in
. Get all signatures from Tenants on the Tenancy Agreement and Legal Notices before
the Tenant moves in
. To pay the first months rent and Tenancy bond into the Landlord's desired account,
minus our Agency fee as agreed
NB. The Landlord is responsible for collecting subsequent rent, however the Agent
will aid in setting a suitable arrangement between Tenant and Landlord.
Rent Collection Service
In addition to our Let Only Service, our Rent Collection Service includes;
. To receive the Tenants monthly rent into our account and forward the amount minus
our Agency Fees as agreed into the Landlord's desired account
. During the Tenancy, take steps to ensure rent is paid by the tenant.
Full Property Management Service
In addition to our Rent Collection Service, our Full Property Management Service
includes;
. During the Tenancy to take reasonable action against the Tenant to enforce the
Tenant's obligations under the Tenancy Agreement
. To organise required repairs for the property with the Landlord's consent
. To inspect the property during the Tenancy
. To serve notice at the end of the Tenancy or the given notice date, otherwise
organise a new agreement if the Tenants are staying at the property
. At the end of the Tenancy, check the Tenant out, report on the condition of the
property and advise the Landlord of any damages that will affect the return of the
Tenancy bond to the Tenants.
Once you decide which letting service you require, and on receiving instruction,
Vink will process and market your property
Viewing of your Property
Viewing's will take place at your convenience, however if we have a set of keys
we can accompany a viewer when you're unable to meet us. Our consultants are available
7 days a week, including weekday evenings by appointment.
When You Will Receive Your Rent
Your rent will be due every calendar month. This means if the tenancy began on the
sixteenth of the month then the sixteenth of every month your rent is due. Please
allow 5 working days for the monies to clear. The monthly invoice and statement
will be raised, the balance of which will be sent (as per the landlord's instructions).
Tenancy Bond
In most cases during the tenancy Vink will hold the deposit and at the end of the
tenancy after you have received our copy of the inventory check together with any
(if any) recommendations for deductions, the deposit will be returned to the tenant.
