View our properties on this site or the local paper, to see what is available on the market presently.
Do you want a leasehold or freehold property.
Will you need some sort of parking, outside space, or do not want to be above or below a certain storey.
How much deposit will you be putting down on exchange.

When registering with Vink, the more information you can give us about the property you are looking for, the more accurate we can be when matching your requirements to our property database.
Why Register?
Your details are entered into our database and you will be immediately informed via email or post should a property that matches your requirements become available. All data registered with Vink, will only be used by Vink and not given out to any third parties.
Find your match
Once registered and we have a clear understanding of your ideal property requirements, we will create a selection of properties via our database that match your criteria. Once collated, we will send you full details of this selection for your perusal.
Mortgages
Should you require a mortgage to purchase your property, we advise that you get a mortgage agreement in principle as early as possible, as this may help speed up the buying process in some cases and put you in a more advanced position than other potential purchasers. Vink would be happy to recommend to you an independent mortgage/financial advisor should this be required.
Viewing Properties
At Vink, we conduct accompanied viewing's at times that suit you. Our consultants are available 7 days a week, including weekday evenings by appointment.
Making your offer on a property
Once you've found a property that matches your requirements and you’re ready to make an offer, Vink will advise the vendor both verbally and in writing of your offer. Your offer, if accepted, is subject to contract and until the contract is signed, there are no legal obligations for you to buy or the seller to sell the property. You will also need to appoint a solicitor to act on your behalf.
Before proceeding in buying a leasehold property make sure that you have; checked how much the Service Charge and Ground Rent are and if there are any more charges of future expenditures. If in a tall block check that your mortgage lender will lend on the floor you desire.
Conveyancing
All legal aspects regarding the buying and selling of a property need to be dealt with by a conveyancing solicitor. We advise that you locate a solicitor as soon as an offer is made in order to help speed up the buying process. Vink would be happy to recommend you a conveyancing solicitor should this be required
Your Offer's Accepted
Once your offer has been accepted, you will need to instruct your solicitor to proceed with the property purchase. Also, if a mortgage is required, you should contact your lender or broker to proceed with your mortgage application. You should also instruct a valuation or home buyer’s survey on the property.
Conveyancing Begins
Once instructed, your solicitor will organise searches at the local authority on your behalf as well as deal directly with the seller's solicitor to raise and field any enquiries that may arise throughout the buying process. Your solicitor will also receive your mortgage offer when approved and set preliminary exchange and completion dates.
There is no fixed timescale for conveyancing as it is reliant on third parties providing additional information etc. The AVERAGE length of time is 6-12 weeks.
Property Survey
When your offer is accepted, you should instruct a Valuation, Home buyers or Building survey on the property. The survey should be carried out by a qualified surveyor and the type of survey, will depend on the type and age of the property. Vink would be happy to recommend to you a qualified surveyor should this be required.
Exchange of Contracts
Once searches, any enquiries, surveys and mortgage offers are completed to your satisfaction, you are now in the position to exchange contracts. This will be dealt with by yours and the seller's solicitors and will require your signature and deposit. The completion date will be finally set if not already done so. Once contracts are exchanged, the buyer must buy and the seller must sell, otherwise financial penalties will be incurred by the party that withdraws.
Completion
Completion will normally take place within 1-4 weeks of the exchange of contracts, or sooner if agreed by all parties. This is when you become the new legal owner of the property.
